Σε τέσσερα ανεξάρτητα οικόπεδα εκτός οικισμού, έκτασης δύο στρεμμάτων το καθένα, ζητήθηκε από την ομάδα των Zeropixel Architects να σχεδιάσει ένα συγκρότημα από αυτόνομες, πολυτελείς κατοικίες. Η περιοχή μελέτης βρίσκεται σε πλαγιά με έντονη κλίση, στα όρια ενός πευκοδάσους, με κατεύθυνση προς τα δυτικά και βόρεια.

Ο βασικός σχεδιαστικός στόχος ήταν οι κατοικίες να έχουν θέα προς τον κατάφυτο κάμπο του Αποκόρωνα και το ηλιοβασίλεμα στα δυτικά, την είσοδο του κόλπου της Σούδας και το ανοιχτό πέλαγος στα βόρεια, καθώς και την πανοραμική και επιβλητική θέα των Λευκών Ορέων στα νότια. Παράλληλα, επιδιώχθηκε η μέγιστη ιδιωτικότητα, ώστε οι κατοικίες να μην είναι ορατές μεταξύ τους και να παραμένουν κρυμμένες από τον δρόμο.

Οι υψομετρικές καμπύλες υπέδειξαν τα σημεία τοποθέτησης των κτιρίων, ώστε να ελαχιστοποιηθεί η επέμβαση στο τοπίο, τόσο στην τοποθέτηση των όγκων όσο και στη δημιουργία ανεξάρτητων προσβάσεων για κάθε σπίτι – κάτι που αποτέλεσε ιδιαίτερη πρόκληση. Δημιουργήθηκαν τρεις τύποι κατοικίας: δύο κατοικίες των δύο υπνοδωματίων, αποτελούμενες από δύο τεθλασμένους όγκους η κάθε μία, μία κατοικία τεσσάρων υπνοδωματίων με τρεις τεθλασμένους όγκους σε διαφορετικά επίπεδα και μία κατοικία σε σχήμα Γ με τέσσερα υπνοδωμάτια. Η χωροθέτηση των όγκων προέκυψε από το ανάγλυφο και τις διαφορετικές θεάσεις που επιθυμούσε η αρχιτεκτονική ομάδα να προσφέρει κάθε χώρος.

Μεταξύ των όγκων δημιουργούνται αίθρια, τα οποία επιτρέπουν στη φύση να εισχωρήσει μέσα στις κατοικίες, ενώ παράλληλα εκτονώνουν τις γωνίες που δημιουργούνται από το συνδυασμό των όγκων. Οι δύο μικρότερες κατοικίες διαθέτουν κοινή πρόσβαση και κοινό χώρο στάθμευσης. Στην πρώτη κατοικία, οι χώροι ημέρας βρίσκονται νότια και τα υπνοδωμάτια βόρεια, με αίθριο μεταξύ των όγκων. Τα υπνοδωμάτια βλέπουν δυτικά, το καθημερινό βόρεια και δυτικά. Και οι δύο όγκοι εκτονώνονται στον αύλειο χώρο με την πισίνα. Τα υπνοδωμάτια έχουν ιδιωτικό πάτιο με τζακούζι και στο καθημερινό υπάρχει πάτιο με εξωτερικό χώρο μπάρμπεκιου.

Η δεύτερη κατοικία έχει βόρεια τους χώρους ημέρας, με θέα βορειοδυτικά, ενώ τα υπνοδωμάτια βρίσκονται νότια με θέα στη δύση και στον κόλπο της Σούδας, διαθέτοντας επίσης ιδιωτικό πάτιο με τζακούζι. Η πισίνα και το κεντρικό αίθριο βρίσκονται μπροστά από τους χώρους ημέρας και σχηματίζουν ένα Γ με τον χώρο του μπάρμπεκιου.

“Νοτιοδυτικά των δύο κατοικιών και σε χαμηλότερο επίπεδο βρίσκεται η μεγάλη κατοικία σε σχήμα Γ”.

Αρχικά δημιουργήθηκε τομή στην πλαγιά και τοιχίο αντιστήριξης από πέτρα. Το κτίριο τοποθετήθηκε σε απόσταση και σε διαφορετική γωνία από το πέτρινο, ψηλό τοιχίο που κρατάει το βουνό, δημιουργώντας την είσοδο της κατοικίας και ένα πίσω αίθριο που προσδίδει διαμπερότητα σε όλους τους χώρους. Κεντρικά τοποθετήθηκαν οι χώροι ημέρας και στις άκρες τα τέσσερα υπνοδωμάτια, επιτυγχάνοντας κλιμάκωση της ιδιωτικότητας από το κέντρο προς τα άκρα. Η εκτόνωση όλων των χώρων γίνεται στην “αγκαλιά” σχήματος Γ με την πισίνα, ενώ στα άκρα υπάρχουν δύο ιδιωτικά πάτιο για τα master bedrooms.

Πιο νότια και σε υψηλότερο επίπεδο βρίσκεται η δεύτερη μεγάλη κατοικία, που εκτείνεται σε τρία διαφορετικά επίπεδα και αποτελείται από τρεις όγκους. Ο μεσαίος όγκος φιλοξενεί τους χώρους ημέρας με θέα κυρίως τα Λευκά Όρη, ενώ οι δύο ακριανοί όγκοι φιλοξενούν τα υπνοδωμάτια. Ο βόρειος όγκος έχει θέα τον κόλπο και τη θάλασσα και ο νότιος τον κόλπο και τα Λευκά Όρη. Το γραμμικό σχήμα και η υψομετρική διαφορά επιπέδων ενισχύουν την ιδιωτικότητα και την αίσθηση διαμπερότητας, ενώ τα αίθρια διορθώνουν τις γωνίες που προκύπτουν από τη διαφορετική χωροθέτηση των όγκων.

“Όλες οι κατοικίες είναι σχεδιασμένες να κατασκευαστούν από πέτρα της περιοχής, ώστε να ενσωματωθούν αρμονικά στο τοπίο, με λευκή στέψη που τις αποκαλύπτει διακριτικά από μακριά. Οι αύλειοι χώροι βρίσκονται στο ίδιο επίπεδο με το δάσος, προτρέποντας τους χρήστες να περιπλανηθούν στη φύση”.

Εσωτερικά και εξωτερικά χρησιμοποιείται βιομηχανικό δάπεδο σε απόχρωση τσιμέντου, ενώ οι τοίχοι και οι οροφές είναι λευκοί από παραδοσιακό κονιαμα. Η σταθερή και κινητή επίπλωση, καθώς και οι εξωτερικές πέργκολες, είναι από φυσικό ξύλο, ενισχύοντας τη χρήση φυσικών υλικών.

Ο σχεδιασμός και η τοποθέτηση των κτιρίων έγινε με ελάχιστη επέμβαση στο χώρο, χρησιμοποιώντας το χώμα από τις εκσκαφές στις επιχωματώσεις και πέτρα από το οικόπεδο ή την περιοχή. Τα κτίρια «κουμπώνουν» ανάμεσα στα πεύκα χωρίς να αφαιρεθεί κανένα δέντρο. Κάθε σπίτι διαθέτει δεξαμενή συλλογής βρόχινων υδάτων για οικονομία νερού στις πισίνες, ενώ η φυσική βλάστηση παραμένει ανέπαφη. Η θερμομόνωση, σε συνδυασμό με τον προσανατολισμό, τη διαμπερότητα και τα τεχνολογικά προηγμένα κουφώματα και υαλοστάσια, κατατάσσει τις κατοικίες ενεργειακά στην κατηγορία Α+.

Οι Timberline Villas έχουν σχεδιαστεί προσεκτικά στην άκρη του δάσους, με σεβασμό στη φυσική βλάστηση, διατηρώντας κάθε δέντρο και ενσωματώνοντας το περιβάλλον στην αρχιτεκτονική τους. Κάθε βίλα προσφέρει ανεμπόδιστη θέα προς τα επιβλητικά βουνά, το απέραντο γαλάζιο του Αιγαίου και τα εντυπωσιακά ηλιοβασιλέματα προς τα δυτικά. Ο σχεδιασμός συνδυάζει σύγχρονα αρχιτεκτονικά στοιχεία με φυσικά υλικά, δημιουργώντας ένα υπερυψωμένο, ιδιωτικό καταφύγιο όπου η φύση, η θέα και η άνεση συνυπάρχουν αρμονικά, προσφέροντας μια μοναδική εμπειρία ζωής.

English description: On four independent plots outside the settlement area, each measuring two stremmas (2,000 m²), Zeropixel Architects were commissioned to design a complex of autonomous luxury residences. The study area is located on a steep hillside at the edge of a pine forest, oriented toward the west and north.

In architect’s design, the goal was for the residences to enjoy views toward the lush Apokoronas plain and the western sunset, the entrance of Souda Bay and the open sea to the north, as well as the panoramic and imposing White Mountains to the south. At the same time, architects aimed to ensure maximum privacy, so that the residences are not visible to one another and remain hidden from the road.

The contour lines indicated the optimal building placement points, minimizing intervention in the landscape, both in the positioning of the volumes and in the creation of independent access routes for each house—an aspect that proved particularly challenging.

Architects developed three housing types: two two-bedroom residences, each composed of two angular volumes; one four-bedroom residence consisting of three angular volumes arranged on different levels; and one L-shaped four-bedroom residence. The placement of the volumes emerged from the topography and the different views we intended each space to capture. Courtyards are formed between the volumes, allowing nature to penetrate the interiors while softening the angles created by their combination.

The two smaller residences share a common access and parking area. In the first residence, the living spaces are positioned to the south and the bedrooms to the north, with a courtyard between the volumes. The bedrooms face west, while the living area faces north and west. Both volumes extend toward the outdoor space with the swimming pool. The bedrooms feature private patios with jacuzzi, while the living area includes a patio with an outdoor barbecue area.

The second residence places the living spaces to the north, with northwestern views, while the bedrooms are located to the south, overlooking the west and Souda Bay, also featuring private patios with jacuzzi. The pool and central courtyard are positioned in front of the living spaces, forming an L shape with the barbecue area.

A cut was initially made into the slope and a stone retaining wall was constructed. The building was positioned at a distance and at a different angle from the tall stone retaining wall holding back the mountain, creating the entrance to the residence and a rear courtyard that ensures cross-ventilation throughout all spaces. The living areas are centrally located, with the four bedrooms placed at the edges, achieving a gradient of privacy from the center outward. All spaces open into the “embrace” of the L shape with the swimming pool, while the two master bedrooms feature private patios at the ends.

Further south, at a higher elevation, is the second large residence, extending across three different levels and consisting of three volumes. The central volume accommodates the living areas with primary views toward the White Mountains, while the two side volumes host the bedrooms. The northern volume overlooks the bay and the sea, and the southern volume faces both the bay and the White Mountains. The linear configuration and elevation differences enhance privacy and cross-ventilation, while the courtyards resolve the angles created by the varied placement of the volumes.

“All residences are designed to be constructed from local stone to harmoniously integrate into the landscape, with a white crowning element that subtly reveals them from afar. The outdoor areas are at the same level as the forest, encouraging residents to wander into nature”.

Both interior and exterior spaces feature industrial-style flooring in a cement tone, while walls and ceilings are finished in white traditional plaster. Fixed and movable furnishings, as well as exterior pergolas, are made of natural wood, reinforcing the use of natural materials.

The design and placement of the buildings were carried out with minimal intervention to the site, reusing soil from excavations for backfilling and stone sourced from the plot or the surrounding area. The buildings “nestle” among the pine trees without the removal of a single tree. Each house includes a rainwater collection tank to reduce water consumption for the swimming pools, while the natural vegetation remains untouched. Thermal insulation combined with orientation, cross-ventilation, and technologically advanced frames and glazing systems, classifies the residences in energy category A+.

The Timberline Villas have been carefully designed at the edge of the forest, respecting the natural vegetation, preserving every tree, and integrating the environment into their architecture. Each villa offers unobstructed views of the majestic mountains, the endless blue of the Aegean Sea, and the striking western sunsets. The design combines contemporary architectural elements with natural materials, creating an elevated, private retreat where nature, views, and comfort coexist harmoniously, offering a unique living experience.
