Σε μικρή απόσταση από τα Ναυπηγεία στο Νεώριο, βρίσκεται το νεοκλασικό επί της οδού Φαίδωνος Κουκουλέ. Πρόκειται για ένα 2όροφο κτίσμα δεκαετίας του ’50, του οποίου τόσο ο προσανατολισμός όσο και η θέση του, εξασφαλίζουν θέα και αδιάκοπο φυσικό φως σε κάθε όροφο.
Η συνθετική ιδέα του studioLILA architect + designer, οδηγήθηκε, με βάση τις ανάγκες και την αισθητική των νέων ιδιοκτητών, σε μια κάτοψη μη στερεότυπη, αλλά ταυτόχρονα και σε ένα αποτέλεσμα όπου το μοντέρνο και το παραδοσιακό συμβιώνουν αρμονικά, προσφέροντας όλες τις σύγχρονες ανέσεις, παρά το περιορισμένο μέγεθός του.
“Η αποκατάσταση του κελύφους, έκανε υποχρεωτική την καθαίρεση του μεσοπατώματος, της στέγης και κάθε ενδιάμεσης τοιχοποιίας, διότι το ακίνητο ήταν υπό κατάρρευση”.
Έτσι, διατηρήθηκαν μόνον η περιμετρική λιθοδομή. Διανοίχθηκε ο υπόγειος χώρος της στέρνας και ενσωματώθηκε στον χώρο του ισογείου, για τη δημιουργία του λουτρού, στο οποίο διατηρήθηκε μετά τις απαραίτητες ενισχύσεις με τοιχεία, τμήμα του βράχου που αποκαλύφθηκε. Κατασκευάστηκε δώμα από μπετόν, προσφέροντας οπτική φυγή προς το Νεώριο και την ανοιχτή θάλασσα, σε ένα ακίνητο που ελλείψει εξωστών, δεν θα στερείται ευκαιρίες outdoor στιγμών.
Στον μαρμάρινο εξώστη του Α’ ορόφου με το μασίφ κιγκλίδωμα, όπως και στα μαρμάρινα σκαλιά της εισόδου, αποκαταστάθηκαν οι εκτενείς φθορές και αποδόθηκε σε χρήση ακριβώς όπως κατασκευάστηκε.
Για τα δάπεδα και τους πάγκους επιλέχθηκε η πατητή τσιμεντοκονία, ενώ στα λουτρά τοποθετήθηκε χρωματιστό τσιμεντοπλακάκι ώστε το αποτέλεσμα να ισορροπεί ανάμεσα στην παράδοση και τον μινιμαλισμό, ανάμεσα στη λιτότητα και την πολυτέλεια.
English description: Located a short distance from the Shipyards in Neorio Industrial Zone, the neoclassical building on Phaidonos Koukoule Street has undergone a renovation. This two-story building from the 1950s, with its orientation and prime location near the shipyards, ensures unobstructed views and natural light on each floor.
The needs and aesthetic preferences of the new owners ledArchitect + Designer Lila Athanasopoulou to a non-stereotypical approach, resulting in a harmonious blend of modern and traditional elements. Despite its limited size, the renovation offers all modern conveniences.
“The restoration of the shell necessitated the removal of the intermediate floors, roof, and any intervening walls due to the building’s impending collapse”.
Only the perimeter masonry was preserved. The basement space was opened up and integrated into the ground floor to create a bathroom, preserving a section of the exposed rock with necessary reinforcements.
A concrete roof was constructed, providing a visual escape towards Neorio and the open sea. Despite the lack of outdoor spaces, the property doesn’t miss the option for outdoor moments.
Extensive damages to the marble terrace on the first floorand the marble entrance stairs were restored to their original construction. For the floors and countertops, stamped cement was chosen, while colored cement tiles were used in the bathrooms to achieve a balance between tradition and minimalism, simplicity and luxury.
