Η διπλοκατοικία “Brutalist Panorama” σχεδιάστηκε από το γραφείο MKA Architecture+Construction, στις πλαγιές του λόφου Πανοράματος της Βούλας. Το κτίριο διαχωρίζεται καθ’ ύψος στα δύο με στόχο την ιδιωτικότητα της κάθε κατοικίας αλλά και τη δημιουργία χώρων που τονίζουν τις μοναδικές θεάσεις προς την ανοιχτή θάλασσα.

Το κέλυφος του κτιρίου παρουσιάζει έντονες επιρροές μπρουταλισμού και μοντέρνου μινιμαλιστικού σχεδιασμού. Στις όψεις κυριαρχούν στοιχεία μπετού, γυαλιού και ξύλου, τα οποία διαμορφώνουν τη βασική μορφή και πλαισιώνουν τα, παραμετρικού σχεδιασμού, διάτρητα panels που αλληλοεπιδρούν με το φως του ήλιου και προκαλούν παιχνίδι με τις σκιές στο εσωτερικό. Μεγάλα ανοίγματα λεπτών διατομών ενισχύουν την επαφή του εσωτερικού των κατοικιών με τους εξωτερικούς χώρους.

Ογκοπλάστικά, οι κύριοι χώροι των κατοικιών διαμορφώνονται σε τρείς ξεχωριστούς αλλά εφαπτόμενους όγκους που αναπτύσσονται καθ΄ύψος και απολήγουν σε διαφορετικές στάθμες. Ένας ορθοκανονικός όγκος από εμφανές σκυρόδεμα, ξεπροβάλει του βασικού κελύφους του κτιρίου και φιλοξενεί έναν εξώστη που λειτουργεί ως ημιυπαίθριος χώρος-συνέχεια του εσωτερικού.

“Η είσοδος του κτιρίου βρίσκεται στο επίπεδο του Υπογείου Β, με την έντονη κλίση του εδάφους να επιτρέπει την καθ’ύψος ανάπτυξη των επιπέδων διατηρώντας το πρόσωπο του κτιρίου ανοιχτό προς τον δρόμο. Στην ίδια στάθμη βρίσκεται επίσης χώρος γυμναστηρίου, θέσεις στάθμευσης και αποθηκευτικοί χώροι”.

Η πρώτη, μικρότερη κατοικία, φιλοξενείται στο επίπεδο του Υπογείου Α. Οι χώροι διημέρευσης προσανατολίζονται στη βορειοδυτική πλευρά του κτιρίου διατηρώντας τις θεάσεις προς τη θάλασσα ενώ οι χώροι των υπνοδωματίων τοποθετούνται στο πίσω μέρος του κτιρίου και εκτονώνονται σε έναν ιδιωτική αυλή (cours anglaise).

Η δεύτερη κατοικία-μεζονέτα αναπτύσσεται μεταξύ του Ισογείου, Α’ Ορόφου και της Σοφίτας. Στο επίπεδο του Ισογείου βρίσκονται τα υπνοδωμάτια, ενώ στον Α όροφο δημιουργείται ένας ενιαίος χώρος κουζίνας, τραπεζαρίας, καθιστικού και γραφείου. Στο επίπεδο της σοφίτας δημιουργείται ένας δεύτερος χώρος καθιστικού και γραφείου με λουτρό. Σημείο εστίασης για τους χώρους διημέρευσης είναι οι υπαίθριοι χώροι που δημιουργούνται στο εσωτερικό και στην άνω έδρα του στερεού από εμφανές σκυρόδεμα που προβάλει από τον κύριο όγκο του κτιρίου.

Στο εξωτερικό του κτιρίου, οι χρήσεις του περιβάλλοντος χώρου προσαρμόζονται στο έντονο ανάγλυφο του επικλινούς οικοπέδου που «αναρριχάται» στο βραχώδες υπέδαφος του λόφου. Υδάτινα στοιχεία (πισίνα) και καθημερινοί υπαίθριοι χώροι (κήπος), απομακρύνονται από τον κύριο όγκο του κτιρίου με στόχο την αποκλειστική-ιδιωτική χρήση.

English description: The duplex house “Brutalist Panorama” was built in 2023 on the slopes of the Panorama hill in Voula. The building, designed by MKA Architecture+Construction, is divided vertically in two, in order to ensure the privacy of each residence and to create spaces that highlight the unique vistas of the sea.

The building exterior presents strong Brutalist influences and follows contemporary minimalist design tendencies. The facades are dominated by components of concrete, glass and wood, all of which mold the buildings basic form into shape and frame the, parametrically designed, perforated panels that interplay with the sunlight to produce enthralling alternations between light and shadows in the interior of the houses. Large openings with thin profiles reinforce the connection between interior and exterior spaces.

Volumetrically, the main spaces of the residences take shape in three distinct but in-contact volumes that develop vertically and conclude in different levels. From the basic shape of the building, emerges a rectangular volume of bare concrete that hosts a balcony that functions as a semi-open space, a continuation of the interior.

“The buildings entrance is situated at the Basement B level, with the intense inclination of the ground allowing for the vertical development of each residence while keeping the main face of the building open towards the road. The second basement level also hosts a gym, a garage and storage spaces”.

The first, smaller in size, residence is situated at the Basement A level. The integrated spaces of the living room, dining room and kitchen are orientated towards the NorthWest side of the building to retain the views of the seafront, while the bedrooms are placed at the back of the residence and have access to the outside spaces via a private yard (cours anglaise).

The second residence-maisonette is developed between the Ground Floor, the First and Second Floor-Attic. The bedrooms are hosted at the ground floor level, while on the First Floor a uniform space of kitchen, dining room, living room and office is created. A secondary living room and office space are situated on the second floor-attic.

A point of focus for the functions of this residence are the semi-open spaces that are created in the inside and top side of the concrete solid that extrudes from the buildings main volume. In the exterior, the uses of the surrounding area adapt to the intense relief of the sloping plot that “climbs” the rocky subsoil of the terrain.  The pool and other outside spaces are separated from the basic volume of the building to reinforce their exclusivity and privacy for each residence.
