Σε έκταση εκτός οικισμού του Αγίου Ονουφρίου στο Ακρωτήρι Χανίων, ζητήθηκε από την ομάδα των Zeropixel Architects να σχεδιάσει και να αδειοδοτήσει μια κατοικία, σε αμφιθεατρικό οικόπεδο με θέα την θάλασσα και προσανατολισμό βόρειο – βορειοανατολικό. Το οικόπεδο έχει έκταση ενός στρέμματος και περιορισμένη οικοδομησιμότητα. Επιλέχθηκε λοιπόν η χρήση πέτρας για να κερδηθούν τα τετραγωνικά των εξωτερικών τοίχων και η χρήση σοφίτας στον όροφο για τον ίδιο λόγο. Η τοπογραφία με το έντονο ανάγλυφο, ώθησε σε δημιουργία υπογείου με ελάχιστες εκσκαφές.

Ερευνώντας τις επιτρεπόμενες αποστάσεις από τα όρια και τον δρόμο, οι αρχιτέκτονες αντιλήφθηκαν ότι το κτίριο έπρεπε να τοποθετηθεί αρκετά βόρεια. Αυτό, αφενός δημιούργησε ένα μεγάλο ακάλυπτο χώρο στο νότο και αφετέρου ήταν απαγορευτικό στο να τοποθετήσουν την πισίνα στο βόρειο μέρος που ήταν η θέα προς την θάλασσα. Τα παραπάνω, σε συνδυασμό με την θέση των παρακείμενων κτιρίων, τους οδήγησε στο να στρέψουν ελαφρά το κτίριο και να το αναπτύξουν στον άξονα βορρά – νότου. Η κίνηση αυτή, έδωσε τον ιδανικό προσανατολισμό στο κτίριο, τους επέτρεψε στο να έχει το μεγαλύτερο δυνατό πλάτος, την καλύτερη θέα προς την θάλασσα και συνάμα απέφυγαν την οπτική των παρακείμενων κτιρίων μπροστά από το δικό τους.

Η στρέψη αυτή του κτιρίου σε σχέση με τα όρια του οικοπέδου, διευκόλυνε τους αρχιτέκτονες στο να δημιουργήσουν αύλειους χώρους με διαφορετικές χρήσεις στον μεγάλο ακάλυπτο χώρο νότια του οικοπέδου, που να έχουν και αυτοί την θέα προς την θάλασσα. Έτσι, η είσοδος της κατοικίας γίνεται από τον πάντα ηλιόλουστο “πίσω” κήπο, που βρίσκεται εξωτερικός χώρος διημέρευσης με καθιστικό, μπάρμπεκιου, εξωτερική κουζίνα καθώς και ένας μεγάλος κήπος με πράσινο και την πισίνα, που προεξέχει από την δυτική πλευρά του κτιρίου επιτρέποντας την θέα προς την θάλασσα κάνοντας χρήση αυτής. Στην ανατολική πλευρά του κτιρίου, βρίσκεται χώρος τζακούζι και υπαίθριου σινεμά. Στην βορινή πλευρά βρίσκεται βεράντα στην οποία εκτονώνονται οι χώροι διημέρευσης της κατοικίας.

“Το κτίριο αποτελείται από δύο όγκους ίδιου σχήματος, μετατοπισμένους ελαφρά στον άξονα βορρά – νότου.

Τέσσερα μεγάλα πέτρινα τοιχία, με κεκλιμένη την μία τους πλευρά, αποτελούν τα όρια του κτιρίου. Η αναδίπλωση της κεκλιμένης οροφής αποτελεί την μόνη εξαίρεση, που οριοθετεί και σηματοδοτεί την είσοδο στο κτίριο. Ο “διάτρητος” χώρος της εισόδου, αποτελεί και το κλιμακοστάσιο – χώρο μετάβασης μεταξύ των τριών επιπέδων της κατοικίας. Μεταξύ του ισογείου και του ορόφου, “τρέχει” μία λεζάντα που δημιουργεί παράθυρα, μπαλκόνια και διαχωρίζει όγκους. Εκτός από την τοπική πέτρα, γίνεται χρήση θερμοπρόσοψης και corten για την πλαισίωση των ανοιγμάτων στα ανατολικά και δυτικά.

“Μπαίνοντας στο κτίριο μέσω μιας ξύλινης πόρτας πέντε μέτρων, βρίσκεται κανείς σε ένα χώρο με διπλό ύψος”.

Από εκεί είναι ξεκάθαροι όλοι οι χώροι διημέρευσης, η διαμπερότητα του κτιρίου και η οπτική φυγή που κατευθύνει το βλέμμα σου στην θάλασσα. Προχωρώντας στο ισόγειο, βρίσκεται ο ενιαίος χώρος κουζίνας τραπεζαρίας και καθιστικού. Μεταξύ καθιστικού και τραπεζαρίας, βρίσκεται ένας “αιωρούμενος” τοίχος που ισαπέχει από το δάπεδο και την οροφή, φιλοξενώντας ένα διαμπερές τζάκι στο ισόγειο και ένα τζάκι στον όροφο.

Ο χώρος του καθιστικού εκτονώνεται σε βορρά και νότο, ενώ οι υπόλοιποι χώροι διημέρευσης μόνο στον βορρά. Από αυτούς τους χώρους, γίνεται η μετάβαση μέσω διαδρόμου σε δύο υπνοδωμάτια και ένα μπάνιο. Το ένα από τα δύο υπνοδωμάτια εκτονώνεται εκτός από τον νότο, ιδανικός προσανατολισμός για τα υπνοδωμάτια, και στον βορρά, σε ιδιωτικό αύλειο χώρο που δημιουργείται με την διάσπαση των όγκων του κτιρίου. Αυτή η διάσπαση, σε συνδυασμό με τους κεκλιμένους τοίχους και την θέση της πισίνας, δημιουργεί επίσης ιδιωτικά αίθρια για τα υπνοδωμάτια στον νότο, μπροστά από την πισίνα.

“Στο πάνω επίπεδο βρίσκουμε ένα γραφείο με εντυπωσιακή θέα την θάλασσα και το ηλιοβασίλεμα”.

Το γραφείο κοιτάει μέσω του διπλού του ύψους, το καθιστικό. Από το γραφείο γίνεται η μετάβαση και πάλι μέσω διαδρόμου, στο κύριο υπνοδωμάτιο, την γκαρνταρόμπα του, που είναι ξεχωριστό δωμάτιο και το μπάνιο του. Το master bedroom έχει εξώστες σε βορρά και νότο, θέα την θάλασσα και τον κήπο καθώς και το ηλιοβασίλεμα στο ακρωτήριο Σπάθα και τον κόλπο των Χανίων, μέσω του δυτικού του παραθύρου.

Στο υπόγειο βρίσκεται χώρος στάθμευσης, τουαλέτα με αποδυτήρια, γυμναστήριο, κελάρι κρασιών και αποθηκευτική χώροι – χώροι εργασίας. Τα υλικά που επιλέχθηκαν εσωτερικά, είναι έγχρωμο κονίαμα σε τοίχους και οροφές, βιομηχανικό δάπεδο σε όλους τους χώρους, ξύλο δρυς για την επίπλωση και λευκό μάρμαρο σε πάγκους και μπάνια.

Ο προσανατολισμός του κτιρίου, οι τεχνολογία των ανοιγμάτων, η τοποθέτηση και διαστασιολόγηση των μονώσεων και τα φωτοβολταϊκά πάνελς, το κατατάσσουν ενεργειακά στην κατηγορία Α++ και εν μέρη παθητικό / βιοκλιματικό κτίριο. Ο όγκος του κτιρίου περιορίστηκε μέσω του ύψους του ώστε να μην ξεχωρίζει από τα κτίρια της περιοχής. Ο φωτισμός, τόσο εσωτερικά όσο και εξωτερικά, επιλέχθηκε προσεκτικά προτιμώντας την χρήση έμμεσου φωτισμού, ώστε να αναδεικνύει τα φυσικά υλικά και να εντείνει την αίσθηση της χαλάρωσης στους χρήστες της μοναδικής αυτής κατοικίας.

English description: Located outside the settlement of Agios Onoufrios on the peninsula of Chania, Zeropixel Architects were asked to design and license a residence, on an amphitheatric plot with a view of the sea and a north-northeast orientation. The plot covers an area of one acre with limited buildability. Therefore, the use of stone was chosen to maximize the square footage of the exterior walls, and a loft was incorporated into the design for the same reason. The rugged topography led the design team to create a basement with minimal excavation

Exploring the permitted distances from the boundaries and the road, architects realized that the building needed to be situated considerably to the north. This created a large uncovered space to the south and made it prohibitive to place the pool in the northern part, where the sea view was. Therefore, combined with the positions of adjacent buildings, they slightly rotated the building and developed it along the north-south axis. This maneuver provided the ideal orientation for the building, allowing for the widest possible width, the best sea view, and at the same time avoiding the sightlines of neighboring buildings in front of theirs.

This repositioning of the building in relation to the plot boundaries allowed us to create courtyard spaces with different uses in the large uncovered area to the south of the plot, all with a sea view. Thus, the entrance to the residence is through the always sunny «back» garden, an outdoor leisure area with a sitting area, barbecue, outdoor kitchen, a large garden with greenery and the pool, protruding from the western side of the building, allowing for a sea view. On the eastern side of the building, there is a jacuzzi area and an outdoor cinema. On the northern side, there is a terrace where the leisure areas of the residence are extended.

“The building consists of two volumes of the same shape, slightly shifted along the north-south axis”.

Four large stone walls, with one side inclined, define the boundaries of the building. The folding of the sloping roof constitutes the only exception, marking and indicating the entrance to the building. The «perforated» entrance space serves as both a staircase and a transition space between the three levels of the residence. A lintel runs between the ground floor and the first floor, creating windows, balconies, and separating volumes. In addition to local stone, corten and thermal insulation are used to frame the openings to the east and west.

From there, all the leisure areas, the transparency of the building, and the visual escape leading your gaze to the sea are evident. Moving to the ground floor, there is an open space for kitchen, dining, and living room. Between the living room and dining room, there is a «floating» wall equidistant from the floor and ceiling, hosting a double-sided fireplace on the ground floor and another fireplace on the first floor.

The living area extends to the north and south, while the other leisure areas are only to the north. From these areas, there is a transition through a corridor to two bedrooms and a bathroom. One of the two bedrooms extends beyond the south, an ideal orientation for bedrooms, and to the north, to a private courtyard created by the division of the building volumes. This division, combined with the sloping walls and the position of the pool, also creates private patios for the bedrooms to the south, in front of the pool.

“On the upper level, there is an office with an impressive view of the sea and the sunset”.

The office overlooks the living room through its double height. From the office, there is a transition again through a corridor to the master bedroom, its walk-in wardrobe, and its bathroom. The master bedroom has balconies to the north and south, with a view of the sea and the garden, as well as the sunset over cape Spatha and the bay of Chania, through its western window.

In the basement, there is a parking area, a toilet with changing rooms, a gym, a wine cellar, and storage/workshops. The materials chosen for the interior are colorful plaster on walls and ceilings, industrial flooring throughout, oak wood for furniture, and white marble for countertops and bathrooms.

The orientation of the building, the technology of the openings, the placement and dimensioning of the insulation, and the photovoltaic panels classify it energetically in category A++ and partly passive/bioclimatic building. The volume of the building was restricted by its height so as not to stand out from the buildings in the area. Lighting, both indoors and outdoors, was carefully selected, preferring ambient lighting to highlight natural materials and enhance the sense of relaxation for the users of this unique residence.
