Το αρχιτεκτονικό γραφείοBobotis+Bobotis architects σε στενή συνεργασία με την κατασκευαστική εταιρεία Blue Unique Constructions, ανέλαβαν τον σχεδιασμό και την κατασκευή τριών ισόγειων παραθεριστικών κατοικιών στο νησί της Κέας, έχοντας ως κύριο μέλημα, να μην επηρεαστεί το φυσικό ανάγλυφο από την παρουσία των κτισμάτων, και να διασφαλιστεί όσο το δυνατόν καλύτερα ένα αισθητικό αποτέλεσμα που θα τοποθετεί τα κτήρια ως φυσική συνέχεια του πρανούς, αλλά και των βράχων.
Το συγκεκριμένο έργο βρίσκεται στην περιοχή Κόκα της Κέας, σε μια από τις πιο όμορφες περιοχέςστο νησί. Και αυτό λόγω της τοποθεσίας του, οπού παρέχει εξαιρετική θέα σε όλο τον κόλπο του Αγίου Νικολάου, στην θάλασσα του Αιγαίου, με το βλέμμα να φτάνει ανεμπόδιστα ως και την Μακρόνησο αλλά και την Αττική.
Αποτελείται από ένα σύμπλεγμα τριών κατοικιών, οι οποίες ανήκουν στον ίδιο ιδιοκτήτη, έκτασης περίπου 250m2, η καθεμία. Οι δύο κατοικίες είναι προορισμένες για διακοπές και φιλοξενία και η τρίτη αποτελεί έναν χώρο χαλάρωσης και διασκέδασης.
“Στις δύο κατοικίες με χρήση φιλοξενίας υπάρχει από μία πισίνα υπερχείλισης με θέα το Αιγαίο”.
Η συνολική επικοινωνία των τριών κτισμάτων εντός της ιδιοκτησίας, αποφασίστηκε να γίνει με τον συνδυασμό ενός περιμετρικού περιφερειακού δρόμου, αλλά και ενός συμπλέγματος από υπόσκαφα τούνελ, ώστε να επηρεαστεί το φυσικό ανάγλυφο αλλά και οι θέες όσο το δυνατόν λιγότερο.
Αυτή η σκέψη ήταν κυρίαρχη αρχιτεκτονικά, από την φάση ακόμη της κεντρικής αρχιτεκτονικής ιδέας, ενώ παράλληλα ήταν και το κύριο μέλημα κατά την φάση της υλοποίησης της κατασκευής.
Αυτό, σε επίπεδο αρχιτεκτονικής μελέτης επιτεύχθηκε με τα υψόμετρα των οροφών του κάθε κτηρίου να καθορίζονται από τα υψόμετρα της φυσικής κλίσης του εδάφους, και με την οροφή του κάθε κτηρίου να αποτελεί επί της ουσίας συνέχεια του πρανούς του λόφου.
Έτσι λοιπόν, από την φάση των εκσκαφών ακόμα, δόθηκε χειρουργική προσοχή στην διαδικασία, τόσο κατά την αυστηρή τήρηση των υψομέτρων της μελέτης, όσο και προς την διαλογή των προϊόντων της εκσκαφής. Οι πέτρες και γενικότερα τα προϊόντα της εκσκαφής κατηγοριοποιήθηκαν και αξιολογήθηκαν σύμφωνα με διαμορφωμένες τεχνικές, και χρησιμοποιήθηκαν ώστε να καλύψουν τις μετέπειτα ανάγκες της οικοδομής.
“Αυτό διασφάλισε την παροχή πέτρας και σκύρων, για όλες τις κατασκευαστικές φάσεις των οικοδομών, μιας και αυτές είναι χτισμένες αποκλειστικά από φέρουσες λιθοδομές”.
Οι λιθοδομές αυτές είναι κεκλιμένες προς την εξωτερική μεριά των κτηρίων, για στατικούς και αρχιτεκτονικούς λόγους, με την βάση τους να έχει πλάτος 85cm και την άνω μεριά τους να φτάνει στα 50cm.
Στην συνέχεια της οικοδομής, όλα τα υλικά που επελέγησαν είναι φιλικά στο περιβάλλον, αλλά ιδιαιτέρως οι καλύψεις των πατωμάτων, οπού είναι από λευκό κρητικό πωρόλιθο, ο οποίος τοποθετήθηκε τόσο στους εσωτερικούς, όσο και στους εξωτερικούς χώρους, ώστε να δημιουργείται μια αίσθηση ενιαιότητας και χωρικής συνέχειας.
Κάτω από τα πατώματα στους εσωτερικούς χώρους, έχει τοποθετηθεί ενδοδαπέδια θέρμανση, τροφοδοτούμενη από αντλίες θερμότητας, καθώς και ειδικά συστήματα ενδοδαπέδιου δροσισμού. Στους εξωτερικούς χώρους, έχουμε τις πισίνες, οπού η κατασκευή τους είναι από οπλισμένο σκυρόδεμα, επενδυμένο με ειδικό τσιμεντοειδές αδιάβροχο υλικό, χρωματισμένο στα επιθυμητά χρώματα.
Έχουμε επίσης ειδικές κατασκευές, βασισμένες σε στατικές μελέτες, για τις ξύλινες πέργκολες, με εκατέρωθεν στηρίξεις των 20m μήκους προβόλων, ώστε να μην εμποδίζεται η θέα στο Αιγαίο από κάποιο υποστύλωμα.
Τέλος, για τις ανάγκες του ιδιοκτήτη, στους εξωτερικούς χώρους, έχει διαμορφωθεί ένα υπαίθριο θεατράκι που ακολουθεί την φυσική κλίση του εδάφους, καθώς και μια πανοραμική βεράντα παρατήρησης (belvedere) με θέα τα καταγάλανα νερά του Αιγαίου.
English description: Bobotis+Bobotis architects in close collaboration with Blue Unique Constructions, designed and constructed a complex of three summer houses, located in Kea Island, Greece, having as main design concern not to affect the natural relief from the presence of the buildings thus ensuring as best as possible an aesthetic result that will place the buildings as a natural continuation of the slope, but also of the rocks.
This project is located in the Koka area of Kea, one of the most beautiful areas on the island. This location provides an excellent view of the entire bay of Agios Nikolaos, the Aegean Sea, and of course the view reaches unobstructed both Macronissos and Attica.
The two houses are intended for holidays and hospitality and the third is a place of relaxation and fun. In both houses with use of hospitality there is an infinity pool overlooking the Aegean.
The total communication of the three buildings within the property was decided to be done with the combination of a perimeter ring road, but also a complex of tunnel caves, in order to affect the natural relief and the views as little as possible.
“This thought was architecturally dominant, even from the phase of the central architectural idea, and this was the main concern during the construction phase”.
This, at the level of architectural study, was achieved with the heights of the roofs of each building being determined by the heights of the natural slope of the ground, and with the roof of each building being essentially a continuation of the hillside.
Moreover, from the excavation phase onwards, surgical attention was paid to the procedure, both during the strict observance of the study altitudes, and at the sorting of the excavation products.
The stones and the products of the excavation in general were categorized and evaluated according to formulated techniques and were used to meet the subsequent needs of the construction. This ensured the supply of stone and concrete for all construction phases of the buildings, since they are built exclusively of load-bearing stone structures.
These stone structures are sloping towards the outside of the buildings, for static and architectural reasons, with their base being 85cm wide and their upper side reaching 50cm. After the construction, all the materials chosen are environmentally friendly, but especially the floor coverings, where it is made of white Cretan alabaster, which was placed both indoors and outdoors, to create a sense of unity and spatial continuity.
“Under the floors indoors, underfloor heating has been installed, powered by heat pumps, as well as special underfloor cooling systems”.
Outdoors, we have the swimming pools, where their construction is made of reinforced concrete, lined with special cementitious waterproof material, painted in the desired colors.
There have been chosen also special constructions, based on static studies, for the wooden pergolas, with supports on both sides of the 20m long cantilevers, so that the view of the Aegean is not obstructed by a pillar.
Finally, for the needs of the owner, in the outdoor areas, an outdoor theater has been formed that follows the natural slope of the ground, as well as a panoramic observation terrace (belvedere) overlooking the clear blue waters of the Aegean.
